Booking can only be confirmed when booking form (signed and completed) with relevant deposit has been received.
Balance of payment is due 28 days prior to arrival date.
If full balance is not paid by the due date, your booking will be cancelled with loss of deposit
2. Cancellation Policy
Deposit is non refundable.
Refund of 50% of balance payment for cancellations with more than 2 weeks notice before arrival.
No refund for cancellations less than 2 weeks before arrival.
No refund for “no show” or early departures.

Breakage deposit of £50.00 ( payable upon checking in) returnable subject to no breakage.
If breakage is more than £50.00, the difference is payable before check out.
No liability can be accepted by us for any loss or damage to visitors’ property or any illness or accident suffered by visitors. We cannot be held responsible for any items left or misplaced.
Visitors are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect. Visitors agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.
6. Data protection
It is the our policy that no information you provide will be shared with third parties
In the rare case that due to unforeseen circumstances we cannot deliver, your requested accommodation, you will be offered alternate dates of availability or a full refund.
8. Support for the Mobility Impaired
This property requires step access from street level to the main entrance.
As there is no lift access it is therefore your responsibility to confirm if you require a lower floor or have any disability queries before submitting a booking. Lower floors are subject to availability.
